If the Lessor needs to show the Premises to prospective buyers or tenants or needs to make repairs and improvements, then they must provide a reasonable notice before accessing the Premises. If there is an emergency, however, no prior notice is required. The Rent will remain the same during this time if the activities do not materially affect the Lessee’s use. For safety purposes, it is important for Lessors and Lessees to keep each other’s emergency contact information. In addition, the Lessor should also provide the Lessee with procedures to follow in case an emergency occurs.
