Pickup a recent copy of the Orange County Business Journal or any brokerage house’s market report and you will find industrial space availability at mind boggling lows. You are left with the thought that no warehouse space is available as far as the eye can see and it never will be. The reality is that it is incredibly difficult to locate suitable property for many company’s due to the lack of supply in Southern California as we are an infill market with few opportunities for large scale industrial development.
There however a few new developments in the pipeline for business owners in Orange County and Los Angeles County. The largest development announced with Goodman Birtcher are the former Albertson’s sites in Santa Fe Springs and El Monte located on 133 acres of land. This is in addition to the 1,200,000 SF three building industrial development in Santa Fe Springs on a former refinery site.
Additionally, active developments are Pannattoni Development’s 400,000+ SF in Anaheim on the former Boeing site and Western Realco’s 1,000,000+ SF in Brea on the former Beckman Coulter site. It’s safe to say, if you are looking for larger blocks of Class A warehouse space, Anaheim, Brea and Santa Fe Springs are the place to be.
