1
00:00:00,653 --> 00:00:01,980
updates,

2
00:00:01,980 --> 00:00:03,001
and I I'm

3
00:00:03,001 --> 00:00:04,051
fortunate to sit

4
00:00:04,051 --> 00:00:04,761
on the committee

5
00:00:04,761 --> 00:00:05,861
that updates its

6
00:00:05,861 --> 00:00:07,202
contracts

7
00:00:07,202 --> 00:00:08,372
so that we

8
00:00:08,372 --> 00:00:09,582
as a group

9
00:00:09,582 --> 00:00:10,793
can make sure

10
00:00:10,793 --> 00:00:11,323
that we're

11
00:00:11,323 --> 00:00:12,803
protecting our

12
00:00:12,803 --> 00:00:14,103
assets

13
00:00:14,944 --> 00:00:15,914
in tune the

14
00:00:15,914 --> 00:00:16,594
best that we

15
00:00:16,594 --> 00:00:17,966
can and you

16
00:00:17,966 --> 00:00:18,996
can

17
00:00:19,296 --> 00:00:19,836
probably

18
00:00:19,836 --> 00:00:20,837
translate that

19
00:00:20,837 --> 00:00:21,707
into the number

20
00:00:21,707 --> 00:00:22,411
of

21
00:00:22,411 --> 00:00:23,761
lawsuits and so

22
00:00:23,761 --> 00:00:24,452
forth, we've

23
00:00:24,452 --> 00:00:25,512
recently out

24
00:00:25,512 --> 00:00:26,182
your way,

25
00:00:26,182 --> 00:00:26,862
there's been a

26
00:00:26,862 --> 00:00:27,632
couple pretty

27
00:00:27,632 --> 00:00:29,053
major warehouse

28
00:00:29,053 --> 00:00:29,813
fires, for

29
00:00:29,813 --> 00:00:30,304
example.

30
00:00:30,304 --> 00:00:30,988
Yes,

31
00:00:30,988 --> 00:00:31,985
there have been.

32
00:00:31,985 --> 00:00:32,625
The most

33
00:00:32,625 --> 00:00:33,536
important point

34
00:00:33,536 --> 00:00:34,066
is that you

35
00:00:34,066 --> 00:00:35,436
address it

36
00:00:35,436 --> 00:00:35,988
in the

37
00:00:35,988 --> 00:00:36,628
contractual

38
00:00:36,628 --> 00:00:37,519
relationship

39
00:00:37,519 --> 00:00:37,979
with your

40
00:00:37,979 --> 00:00:39,183
client,

41
00:00:39,183 --> 00:00:40,284
so that it's,

42
00:00:41,144 --> 00:00:42,325
you know, again,

43
00:00:42,325 --> 00:00:43,055
what if

44
00:00:43,055 --> 00:00:43,866
something's not

45
00:00:43,866 --> 00:00:45,369
defined, it gets

46
00:00:45,369 --> 00:00:45,829
really

47
00:00:45,829 --> 00:00:46,499
difficult,

48
00:00:46,499 --> 00:00:47,190
whether through

49
00:00:47,190 --> 00:00:48,300
arbitration or

50
00:00:48,300 --> 00:00:49,329
case,

51
00:00:49,329 --> 00:00:50,150
if now all

52
00:00:50,150 --> 00:00:50,830
of a sudden

53
00:00:50,830 --> 00:00:51,720
the monetary

54
00:00:51,720 --> 00:00:52,751
value

55
00:00:52,751 --> 00:00:54,212
and or a

56
00:00:54,212 --> 00:00:54,902
potential

57
00:00:54,902 --> 00:00:55,683
punitive or

58
00:00:55,683 --> 00:00:56,553
consequential

59
00:00:56,553 --> 00:00:57,554
damage

60
00:00:57,554 --> 00:00:58,504
can be added

61
00:00:58,504 --> 00:00:59,494
into

62
00:00:59,494 --> 00:01:00,014
it probably

63
00:01:00,014 --> 00:01:00,715
covers ninety

64
00:01:00,715 --> 00:01:02,011
percent of all

65
00:01:02,011 --> 00:01:02,842
private party

66
00:01:02,842 --> 00:01:03,923
transactions and

67
00:01:03,923 --> 00:01:04,463
it's just a

68
00:01:04,463 --> 00:01:05,244
way that like

69
00:01:05,244 --> 00:01:05,794
everyone has

70
00:01:05,794 --> 00:01:06,295
become so

71
00:01:06,295 --> 00:01:07,156
familiar with it.

72
00:01:07,156 --> 00:01:07,786
You would sign

73
00:01:07,786 --> 00:01:08,297
it

74
00:01:08,297 --> 00:01:09,097
as a landlord,

75
00:01:09,097 --> 00:01:09,638
you would sign

76
00:01:09,638 --> 00:01:10,008
it as a

77
00:01:10,008 --> 00:01:10,569
tenant, you

78
00:01:10,569 --> 00:01:11,239
would feel very

79
00:01:11,239 --> 00:01:12,050
comfortable with

80
00:01:12,050 --> 00:01:12,530
it, and then

81
00:01:12,530 --> 00:01:13,161
it saves so

82
00:01:13,161 --> 00:01:13,872
much time, so

83
00:01:13,872 --> 00:01:14,472
much money, so

84
00:01:14,472 --> 00:01:15,623
much effort, and

85
00:01:15,623 --> 00:01:16,504
just like is

86
00:01:16,504 --> 00:01:17,365
has an ability

87
00:01:17,365 --> 00:01:18,225
to speed up

88
00:01:18,225 --> 00:01:19,036
and like grease

89
00:01:19,036 --> 00:01:19,587
the wheels of

90
00:01:19,587 --> 00:01:20,688
commerce while

91
00:01:20,688 --> 00:01:21,358
still like

92
00:01:21,358 --> 00:01:21,919
protecting

93
00:01:21,919 --> 00:01:22,883
everybody
