You have found the perfect space, designed the layout, bid out the construction and negotiated a great deal with the landlord. Now it’s time to document it. Who does what, where and when? What happens to whom if specific scenarios occur? What happens over time as parts of the building need repair, maintenance or replacement? Who does the work? Who pays for it? Is it amortized? What if it doesn’t get done on time? What if not at all? There is a litany of “who done its” in the lease.
