We had the opportunity to represent a family trust in the sale of this 12,432 SF flex property in Monterey Park. We had a long term public agency as the tenant there at a drastically under market lease rate with the right to terminate the lease with notice. We were able to scour the market over a couple of months and find just the right buyer. A 1031 exchange buyer. This sale was no open and shut case assignment though. We had to negotiate a lease renewal during escrow with the public agent in a manner that was fair for tenant, buyer, bank, and seller alike. No easy task. We were able to find common ground with all parties and help the family trust navigate this complex assignment.
