2330 Ripple, Los Angeles 90039

We are proud to have been selected to market the Ripple property for lease or sale. This property is on a 240,358 SF parcel of land on virtually it’s own city block bounded by the 5 freeway, Gilroy St to the south, Ripple to the east and Fruitdale to the north. Whole Foods has recently opened up its Silver Lake location on Glendale Blvd, 0.6 miles from the property.

In recent news, Oracle is under contract to purchase 2700 Colorado Ave in Santa Monica for $1,165 PSF for their 100,000+ SF office operations. They will share this new office purchase with Lion’s Gate Entertainment who occupies +/-159,000 SF.

Hollar raised $30,000,000 and relocated to combine its office and warehouse in 200,000 SF in Vernon.

Largest of all, Warner Music Group is moving it’s west coast headquarters from Burbank to downtown Los Angeles with the signing of the lease at the Art’s District Ford Factory on 7th St and Santa Fe. Warner’s CEO said recently about the relocation, “When looking for new offices, we took many factors into consideration, including square footage, location, and commutes,” he wrote. “But above all, we wanted an exciting space that enables us to preserve our unique company cultures, while promoting greater collaboration across divisions. … The Ford Factory is a landmark building listed on the National Register of Historic Places. It will be given a dramatic new life, preserving its architectural character while bringing it fully into the 21st century.”

The Ripple property is a former Hostess Bakery site sandwiched in the middle of Silver Lake, Atwater Village, Glassell Park, Elysian Park, Echo Park, Los Felix and Dodger Stadium. No submarket affords more opportunity to bridge the gap between downtown Los Angeles, Glendale and Burbank. All the while, Tech and Entertainment firms alike are struggling to find large blocks of creative space, much less all on one floor. FrogTown is vibrant community that is in the middle of a renaissance whereby long standing residents and manufacturers are mixing with new residential developments to continue to live, work and grow together.
