Felbro Foods is a 70 year old family-owned company that serves as a one stop shop for its clients. Volt Information Sciences is a 60 year old $200 million dollar public company specializing in workforce management, technology consulting and database services.
During a downturn in the global economy, Volt found itself with excess office capacity within its west coast corporate headquarters. Volt’s corporate real estate department hired Justin Smith to assist in locating a reputable company to lease the excess office space within the 190,000 SF corporate campus. Justin was able to secure SA Recycling, a recognized world leader in the metal recycling and processing industry, to move its corporate headquarters into the campus in order to support its 50 facilities nationwide. Health Direct specializes in the R&D, manufacturing and distribution of health supplements since 1996. Health Direct was pursuing business growth and looking to sell a warehouse asset to help fuel that growth. In that pursuit, they hire a real estate broker to list their property at a premium price to the rest of the market. Six months went by without finding the right match for the property. Health Direct promptly enlisted Justin Smith to create and implement a disposition strategy for the 43,000 SF R&D facility.
Over the next 4 months, Justin created first class marketing materials, exposed the property first hand to all of the brokerage community and focused on users of R&D facilities. SSR Motorsports is an international company manufacturing pit bikes in China and importing them into the United States through the ports of Long Beach and Los Angeles. The company was finding success and growing during the early 2000’s and leased a larger distribution center to aid in its growth. Unfortunately this expansion coincided with the top of the warehouse market.
SSR hired Justin Smith to renegotiate its 36,000 SF lease mid-way through the term. Justin was able to secure a lease extension at a lower rate, with tenant improvements, repair of deferred maintenance and three months of abated rent. Today’s SSR has been able to fill the entire warehouse to capacity and continues to grow.
Mosaic Laboratories is a leading provider of pre-clinical and clinical trial services to pharmaceutical and biotechnology companies. Mosaic Laboratories relationship with Justin goes back 10 years to their space within a small multi-tenant business park. Mosaic teamed up with Justin to help them triple their lab space for their growing business.

Collins Distributing is a $25 million dollar company headquartered out of Memphis Tennessee. Collins Distributing has a west coast distribution center in the city of Cerritos, CA. The initial term of the lease had run smoothly however several maintenance issues had arisen that had not be reconciled with the landlord. This is when Collin’s hired Justin Smith to represent their leasehold interests.
Justin was able to negotiate with the landlord in such a way that Collin’s received an immediate reduction in rent in advance of the lease expiration, tenant improvements to upgrade a portion of their office space and the repair of all of the outstanding deferred maintenance. This lead to a safer, cleaner and more efficient environment for the Collin’s Distributing employees to grow the company.
Lost Enterprises is one of the only private surf and skate industry apparel and board manufacturer. The company has grown from a small warehouse in San Clemente to a large warehouse in Irvine. During that period of time Lost International has shifted its business from manufacturing to licensing to distribution and back again.
Lost Enterprises hired Justin Smith to help them with this transition which included the disposition of their corporate office building. This corporate office building was one of the newer nicer developments within the Irvine Spectrum market and was built with high end creative office improvements. The challenge was the rapidly deteriorating office market. Justin was able to put a lease in place during the process in order to provide income during the marketing period. We were able to focus on non-traditional office users and secure a buyer in a high end jewelry designers Orange County headquarters.

In California, we were able to work with Berger on a 60,000 SF assignment to renew their distribution center’s lease. The lease renewal was a opportune time to discuss and resolve any ongoing property related issues. Over the course of our work together, we were able to attain tenant improvements to remodel the office space, secure a new HVAC unit, shift the responsibility for exterior maintenance to the landlord, lower the lease rate and much more.
In Arizona, we were able to aid in the disposition of an existing property in order to consolidate a leased and owned facility into a 60,000 SF property fit for future growth. Over a period of months we uncovered build to suite alternatives, leased properties fall back positions and ultimately we able to secure an existing facility within a tightening market.
In Texas, Berger and Lee & Associates worked together to renew their 24,422 SF warehouse while putting together a build to suit in order to grow their San Antonio operation and own their own property.
