We increasingly provide "turnkey" services to our clients when leasing or buying industrial property. What is turnkey? It's a delivery method where a single entity manages the entire project from design to completion. The client receives a fully operation, move in ready property upon project delivery. While our primary focus is industrial real estate leases and sales, virtually every adjacent aspect of the warehouse is another skill set or specialist that is needed to analyze and optimize, to design, bid, build, or to schedule and manage. Start The Year Informed
Start the year by making sure you know what you are working with. Whether that be the lease contract with your landlord, the lease expiration date, the recent CAM reconciliation bill, or your property condition. Make a list of the things you need to take care of and make sure they are in alignment with your contract and your actions this first quarter. Here are a few checklist items.

Start with Warehouse Innovation & Design
Everyone is working with labor challenges and trying to figure out how to walk the path along the warehouses automation maturity curve. While most operations are hip to sensors, very narrow aisles and wire guidance, few have trailed robots as a service, autonomous mobile robots, automated storage and retrieval systems, e-commerce conveyance systems and new high density automated storage systems like AutoStore. We have seen companies start to consult more heavily with high level warehouse innovation and design specialists to implement automation aspects piece by piece in phases, with growth and flexibility in mind, with an attention to cost of capital.
