Owner-User Industrial Buildings: Buy, Sell or Sale-Leaseback

Buying, selling or unlocking the building you operate in.

For a company that owns its building, the real estate is both an operating asset and a store of capital. We help owner-users decide when to buy, when to sell, and when a sale-leaseback funds the business better than a bank.

What we do

Led by Justin Smith, SIOR, with Grant LaBounty and Chris Vassilian at Lee & Associates in Irvine.

Buying your building

Find and negotiate the purchase of a building that fits the operation, with the financing and timing worked out.

Selling and relocating

Market the building to the right users and investors, then move the operation without a gap.

Sale-leasebacks

Turn equity in the building into capital for the business while staying in place.

Leasing surplus space

Convert space you do not need into leased suites that pay you.

Common questions

How are you paid? Does a tenant pay you?

On most industrial leases the brokerage fee is paid by the landlord under its listing agreement, so tenants usually do not pay us directly. On purchases and sales the fee is set out in a written agreement before work begins. We confirm how we are paid, in writing, at the start of every engagement.

What size deals do you handle?

Our client work ranges from small multi-tenant suites to large distribution buildings and multi-building portfolios, for local family businesses up to national and institutional clients.

Which markets do you cover?

Orange County is home: more than 500 of our assignments have been in 30 Orange County cities. We also work across Los Angeles County, especially the Mid-Counties (Santa Fe Springs, La Mirada, Norwalk, Cerritos), and nationally through the Lee & Associates network, most often following existing clients to new markets.
